TERMS & CONDITIONS
1. General Conditions
We rent our villas on a short-term basis and all prices shown are in Euros.
Prices do not include electricity, water, heating and the assistance of our staff during your check-in and your stay. Therefore, for all bookings electricity, water and gas meters will be read, for accounting purposes.
The villas will be cleaned and tidy; you are free to contract the final cleaning service or to leave the villa as clean as you find it. If a final cleaning necessary, we will deduct a cleaning fee from your deposit.
Linen (sheets and towels) and the final cleaning can be provided on request.

There is no check-in possible after 12.00pm (00h00) and no check-out possible before 6.00am.
3. Payment and booking conditions
You must be 18 years of age or older.
A minimum of 2-night booking is required for any reservation.
Our database will accept a reservation on the basis of the availability of the villa. The reservation will be confirmed by julio Ramírez Ruiz after the payment of the deposit. The terms and methods of the payment are as follows:
All reservations must be confirmed with a deposit equal to 30% of the total charge for the entire stay upon reservation. This payment must be made by bank transfer within 24 hours after your booking.
Failure to make this payment by the specified date may result in cancellation of your booking.
Please note that the guest will bear out all charges for the bank transfer.
For bookings/leases longer than 8 weeks, the initial 8 weeks/2 months rental has to be paid in advance, and rental is billed monthly in advance thereafter.
Once you have made the bank transfer, please send within 24 hours a copy of your transfer payment’s receipt to our fax number + 34 96 360 88 58 or a scanned copy by email, specifying the number of your booking, the reference of the villa and your name. All remaining charges (70% + deposit) are payable at time of check-in, ONLY CASH is accepted. When you successfully make an accommodation reservation, with the holding deposit paid, and sent all relevant information needed (receipt bank transfer + information) your confirmation will be emailed to you.
Late bookings less than 24h00 prior your arrival Bookings made after 12pm for the same arrival date may result in an automatically cancellation. The transfer payment’s receipt must be sent before 12pm of your arrival date. Failure to make this payment by the specified date may result in cancellation of your booking.
Failure to send the bank transfer receipt within the specified deadline may result in an automatically cancellation of your booking. Please note that the reservation is not guaranteed until you receive the confirmation from us. We will not issue the confirmation until we receive all documents by fax or by email.
4. Security Deposit
A security deposit of 300 to 500 € is required, depending on the accommodation (see Villa description) and length of your stay. This deposit is against possible damages or losses caused to the Property. It is payable to our staff on arrival, and only cash is accepted.
Julio Ramírez Ruiz will provide the keys to the villa only on receipt of the security deposit. Julio Ramírez Ruiz will return the deposit on departure after the villa has been checked.
The security deposit is charged on arrival and is fully refunded upon departure, unless there are outstanding charges in case of damage or loss to the property during your stay or other services. In this case that charge will be deducted from the security deposit and the difference refunded to you.
In a case of the damages or loss caused exceeds the security deposit the guest will undertake to pay the difference.
The deposit will be sent within 8 days after departure if it is not possible to check the condition of the villa upon departure.
5. Rules for clients
The Villa can only be used for temporary and tourist household needs. You cannot make the Villa your new place of residence or choose it as your permanent residence. It is furthermore not allowed to sublet the Villa, or parts of it, to third parties.
The said premises or any part thereof shall not be used for any purposes other than as residential accommodation. Immoral or commercial activity is strictly forbidden.
All building rules and regulations must be observed. Between 1 p.m. and 3 p.m. and 10 p.m. and 9 a.m. villa occupiers shall not make any loud noises. Animals are not admitted in the lodgings unless other agreements have been taken. In the event that you do not follow Julio Ramírez Ruiz and the rules and regulations (such as noise during the above mentioned hours, etc.), Julio Ramírez Ruiz reserves the right to vacate you immediately from the Villa without having to refund you. Moreover, Julio Ramírez Ruiz will require additional charges (see Surcharges list mentioned below) in case you require the presence of our local staff during your stay for reasons such as losing the villa's keys, forgetting the keys inside the villa or for unjustified emergency calls for assistance in the property.

Guests are not permitted to interfere, cause or permit interference with the reasonable peace, comfort and privacy of neighbours.
No parties are allowed in the villa.
The client shall comply with the By-Laws applicable with respect to the premises and its environment.
The client must not mark, paint, drive nails, screws or the like into, or otherwise damage or deface, any structure that forms part of the common property without the approval in writing of the owners. In the case of default, Julio Ramírez Ruiz may arrange repairs and a fee may be charged.
Upon arrival the guess will find at the villa the status of condition and inventory of furniture of the premises. This will have to be verified and any discrepancies brought to the notice of Julio Ramírez Ruiz within 24 hours. If no notification is received within the stipulated time, it will be deemed that the inventory is accepted.
Julio Ramírez Ruiz will have to be notified as soon as practically possible of any damage to the premises. This will facilitate the replacement of articles, furniture, effects or fittings that may be damaged or lost during the period of tenancy, or the payment to Julio Ramírez Ruiz the cost of repair or replacement.
No animals or birds can be kept on the premises without the previous authorization of Julio Ramírez Ruiz.
Use or storage of inflammable, explosive, corrosive or radioactive materials is strictly forbidden.
It is forbidden to use any appliance, which may increase the consumption of electricity, water or gas, without the previous authorization of Julio Ramírez Ruiz.
No furniture or effects can be removed from the premises and proper care has to be taken of all items included in the letting.
The guest agrees to return all keys and operating devices when the agreement terminates and give vacant possession of the premises to the Julio Ramírez Ruiz agent at the check out time (see §9). The client is responsible for any replacement fees of 96 € for access cards (e.g., proximity tag or card, car park remote control) and keys.
Julio Ramírez Ruiz are allowed to enter, view the state of repair and carry out repairs even in the absence of the tenant.
Julio Ramírez Ruiz is authorized to show the premises to prospective buyers, mortgagers or prospective tenants on a reasonable number of occasions, provided the tenant gets reasonable notice on each occasion.
Failure to fully disclose (or misrepresentation of) such occasions is cause for immediate cancellation of the reservation with the forfeiture of all funds and guest’s immediate eviction of the premises. Julio Ramírez Ruiz reserves the rights to deny occupancy evict or refuse refund at any time to anyone who appears to be detrimental to the property.
6. Number of Person
We are entitled to refuse admittance to the persons exceeding the number on the booking form or the number of beds of each villa. Nobody else is admitted to stay in our villa´s authorization.
7. Cleaning Policy
On arrival you will find your property clean and tidy. The final cleaning not included in the rental price. You are request to tidy and do a complete cleaning of the villa (the kitchen or kitchen corner wash and put away all dishes, empty refrigerator, garbage disposal…) before departure, only. If a final cleaning is necessary (final cleaning service not contracted), you will be requested to pay an extra charge of 95.00 € for final cleaning fee, deducted from your deposit.
You can request a final cleaning for 75 € charge to pay on your arrival.
8. Arrivals
Julio Ramírez Ruiz will inform you with your Villa address.
Julio Ramírez Ruiz will meet at the Villa and hand the keys.
It is essential that you inform julio Ramírez Ruiz of your estimated time of arrival in Valencia, at least 4 days prior arrival. In case of delays exceeding half an hour over the agreed time you will have contact our agent (+34 600 88 61 05). If you fail to do so, we are allowed to charge a Delayed Arrival Fees (see Surcharges). If Julio Ramírez Ruiz has not been informed of long delays and the client misses the check-in at the Villa, Julio Ramírez Ruiz is not responsible. Requests for nighttime arrivals (later than 8 pm) have to be confirmed by Julio Ramírez Ruiz. In this case you will have to pay a surcharge for late arrival service (see Surcharges) to our staff. For any check-in you will need to pay the security deposit and sign the contract. Upon arrival the guess will find at the villa the status of condition and inventory of furniture of the premises. This will have to be verified and any discrepancies brought to the notice of Julio Ramírez Ruiz within 24 hours. If no notification is received within the stipulated time, it will be deemed that the inventory is accepted. If you find that an item in the inventory is damaged or absent, you must report it within 24 hours after your arrival, otherwise Julio Ramírez Ruiz will not be responsible for such item.
Check in time is from 5pm (17h00) until 8pm (20h00) on the day of arrival
In the event of late arrival, you will be charged a supplementary fee depending on the time:
30 € after 8pm to 10pm (20h00 to 22h00)
50 € after 10pm to 12pm (22h00 to 00h00)
There is no check-in possible after 12.00pm (00h00)
You are requested to contact Julio Ramírez Ruiz on one hour before check-in in the premises.
We do not provide storage for luggage if you arrive early.
9. Departures
Kindly make all arrangements for the departure well in advance. Villa have to be vacated at 12.00 AM on day of departure.
The check out will be directly at the Villa. Julio Ramírez Ruiz will check the villa and refund the full deposit in case of no damage is found. (see §4.).
In case of services not included in the rental price are availed, the amount will have to be paid to our staff in cash or the same will be adjusted against the security deposit until your is settled.
Late departure will be charged 3 times of a day rate.
Please note that early checkouts have to be arranged for prior to departure and additional fees of 50 € will be charged if the check out time is before 8.00am.
No check-out possible before 6.00am
If you leave the Villa before your departure date without contacting Julio Ramírez Ruiz you will not be entitled to any refund or compensation.
10. Change of Reservation
Any change of reservation date should be communicated to Julio Ramírez Ruiz as soon as possible by fax or email.
If villas are availability for the revised dates, then we will make the corresponding changes at no extra cost.
In case no villas are available for the new dates and the client wishes to cancel the reservation, Julio Ramírez Ruiz cancellation policy will apply (see §11.).
Any request of extension of the stay should be sent to Julio Ramírez Ruiz as soon as possible. If a villa is available, the additional charges will be calculated on the basis of one-day rental with an additional night.
11. Cancellation Policy
All reservations are non-exchangeable, non-refundable and non transferable except as provided under these Booking Terms and Conditions.
In the event of a cancellation, Julio Ramírez Ruiz is to be notified by fax or email as soon a possible and prior to the date of arrival. The cancellation charges will be calculated as follows:
- A 50 Euro administration fees will be charged if cancellation occurs 90 days prior your intended arrival.
- Cancellation within 61 to 90 days of your reservation date is subject to a cancellation fee of 30% of the pre-payment.
- Cancellation within 31 and 60 days of reservation date is subject to a cancellation fee of 60% of the pre-payment.
- Cancellation within 30 days of reservation date is subject to a cancellation fee of 100% of the pre-payment.
The refund will be calculated on the basis of the rental price. Nevertheless some additional services will not be refunded.
The guest will bear the bank charges for the transfer of the refund.
Julio Ramírez Ruiz is not responsible for cancellation due to circumstances beyond one’s control which shall include strike, natural calamities, disease, death, war (non exhaustive list), and consequently the client has to make the payment and undertake to cancel the booking following the cancellation policy (see §11.) on our Booking Terms and Conditions.
12. Cancellation from accommodation-Valencia
Julio Ramírez Ruiz can cancel any reservation at any time if the property booked is not available on the date of arrival or during the stay. In this case, Julio Ramírez Ruiz will refund totally the pre-payment. Alternatively, Julio Ramírez Ruiz can propose another villa rental at different conditions.
13. Loss of booking and pre-payment
If you do not show up on the arrival date, the reservation will be deemed to have been cancelled.
If we are intimated of your delay 48 hours prior to arrival, we will hold your reservation for one more day. The Villa will be considered to have been occupied from the original date of arrival. You will not be entitled to any extension on your original booking.
14. Contract
The contract signed with Julio Ramírez Ruiz is for short term rentals of a furnished villa which is subject to the Urban Letting Law (la Ley de Arrendamientos Urbanos,Ley28/1994).
These contracts do not permit the villa to be let as a "permanent residence" of the tenant. Only short-term rentals for travel, holidays, studies, temporary stays, etc. are allowed.
An inventory of contents and furnishings of the villa is signed together with the contract and is verified on return of the keys.
15. Entitlements and Obligation
Julio Ramírez Ruiz will provide all relevant information.
Julio Ramírez Ruiz formalizes the reservations and contract procedure.
Julio Ramírez Ruiz verifies the inventory and payment.
The owner of each villa cedes its use for letting, under the indicted legal and contracual rules and conditions usual in these cases.
The guest has the right to occupy the villa for the period contracted, with the number of people previously agreed and is obliged to pay the rental price and take responsibility for any irregularities caused to the villa in this period.
16. Liability
In case of technical problems, you are kindly requested to contact Julio Ramírez Ruiz on the date of arrival to resolve any problem as soon as possible.
Julio Ramírez Ruiz will have to be provided sufficient time to solve the problem.
Julio Ramírez Ruiz will not be held responsible for possible harm done to you during your stay. Julio Ramírez Ruiz is not responsible for any loss, delay or damage caused by circumstances beyond its control (such as flooding, explosions, storms, fires, strikes, bad weather conditions, wars or war threats, civil problems, acts, restrictions, regulations or measures of any type from the government or the local authorities). Moreover Julio Ramírez Ruiz is not responsible for breakdowns of pumps or boilers or interruptions of the water or electricity supply by the local supplier.
Julio Ramírez Ruiz is not liable under any circumstances for loss, theft or damage to the occupants or clients and/ or their property and belongings.
17. Legal Information
The rental contracts are subject to Spanish legislation, to be exact, Ley 28/1994, Ley de Arrendamientos Urbanos (the Law for Urban Lettings) and the Código Civil (the Civil Code), and for prosecution matters to Ley 1/2000, Enjuiciamiento Civil (Lawsuit), under which the competence will correspond to the exclusive jurisdiction of the courts of Valencia, Spain.
18. Equipment of the Properties
Linen and towels are available upon request. It is strictly forbidden to sleep on the beds without linen.
The Villa is equipped with the basic kitchen utensils and crockery and silverware for the designated number of persons, refrigerator and hob (electric and gas).
Villa considered with a heating system are those which main rooms (living room and bedrooms) are heated with a hot air conditioning system or an electric convector heater.
19. User Agreement
By confirming your reservation with Julio Ramírez Ruiz you agree to our term and conditions as outlined above. You acknowledge reading and accepting our cancellation policy as stated.
